47-story Biscayne Boulevard office tower unveiled

A new skyscraper planned just south of I-195 will bring Miami more than 300,000 square feet of office space.

Developer Tower 36 LLC plans the tower at 3601 Biscayne Blvd. and 345/409 NW 36th St.

To be called Tower 36, the 47-story tower is to have 312,058 square feet of offices, 29,109 square feet of commercial uses, and 671 parking spaces.

The city’s Urban Development Review Board is unanimously recommending approval.

Brian Dombrowski, an attorney representing the developer, said the 1.54 acres is currently improved with a gas station, billboard, and two-story structures.

The site fronts Biscayne Boulevard on the west and Northeast 36th Street on the south, the only frontages, and abuts the Interstate 195 to the north and an offramp on the east.

Mr. Dombrowski wrote: “The property is located between the Midtown and Design District neighborhoods. Northeast Second Avenue, located within one-quarter mile of the property, is a designated Transit Corridor.”

He said the project is being built “As of Right,” without variances, exceptions or waivers.

“The project is proposed as an urban center project providing for a variety of office and commercial uses, serving as an employment center for the influx of residents to the surrounding area with new residential projects surrounding the property,” Mr. Dombrowski wrote.

“The project will be located within walking distance of multiple bus routes and City of Miami Trolley routes, providing access to numerous shopping, dining, and cultural options.

“The property’s central location allows easy access to retail centers, the Performing Arts Center, and city parks within walking distance,” he wrote.
The tower is designed by Kohn Pedersen Fox and ODP Architecture & Design.

A representative for the design team told the board there will be several floors of amenities, one restaurant and a beautiful roof space adjacent to it.

Board Chair Ignacio Permuy said, “I think this is a beautiful building and will be an immediate and very positive addition to the area. I don’t think there’s a single thing I don’t like about it, so congratulations.”

Board member Robert Behar said, “I concur. It’s a beautiful, fantastic building … there’s nothing not to like about this. You’ve done a fantastic job.”
Board member Dean Lewis also praised the project saying “likewise, well appreciated.”

The developer’s team brought a model of the tower.

“Beautiful project,” said board member Agustin Barrera. “I really appreciate the model. It really brings it into context.”

Board member Anthony Tzamtzis said, “I agree with my colleagues on the board, particularly I like the way the base is, very massive but it’s disguised in its form and it disappears in a way … I commend you on the choices you’ve made. It’s very nice.”

Board member Ligia Ines Labrada said, “I have nothing more to add other than this is a spectacular project.

“The sculpture from the podium to the tower is such a well-received addition to that neighborhood. I think it’s a great connectivity to the Design District, and you are adding that extra level of sophistication on that corridor,” she said.
